Annual Assessment

Use the RealManage/CiraNet account statement for the annual amount, due date, balance, and payment instructions. The official community website links owners to the resident portal.

What Assessments Support

The official policies page provides a 2024 budget and financial report for historical review. Obtain the current approved budget through RealManage/CiraNet before treating those historical figures as current spending. MUD 162 identifies Sunrise Meadow among its district communities.

Governing Documents

The public document library includes bylaws, declarations for Sections 1–8, architectural guidelines, an ACC application, and enforcement policy. Select the declaration for your property’s section.

Architectural Approval

The posted application requires written architectural approval before construction or alteration and lists a $25 processing fee payable to RealManage. Provide a survey with the project and drainage changes, elevations, materials/colors, and construction timing. The form describes a 30-day decision period after a complete submission. Use the current community management contact to obtain submission instructions before mailing to an address printed on an older form.

Everyday Rules Worth Checking

Review the section declaration and ACC guidelines for fences, landscaping, exterior structures, parking, pets, signs, and leases before acting. The guideline PDF is available directly from the official policy page. Use MUD 162’s notices for current district collection and watering instructions.

Amenity Access

For district park/recreation information, use MUD 162. For association event and facility notices, use the Sunrise Meadow website and CiraNet account. Check the facility’s posted instructions before arranging an event.

Violations, Fines, and Hearings

The official policy page posts a deed-restriction enforcement policy. Read any notice against that document and current Texas law. Send responses and hearing requests through RealManage’s community contact, keeping the notice, evidence, and proof of submission.

Homeowner Rights Under Texas Law

Texas Property Code Chapter 209 covers records, meetings, elections, hearings, payment plans, and architectural appeals. Chapter 202 protects certain improvements and displays, subject to statutory conditions.

County Records and Recorded Restrictions
